  • Q: Can you hold a place before I apply?

    A: Sorry we are unable to do so.
  • Q: Do I pay first month’s rent and last month’s rent with my security deposit?

    A: Applicants are required to pay the 1st month's rent upon the signing of the lease. We require the deposit once your application is approved. This takes the home off off the market and guarantees it to you for your move in date.
  • Q: How old do you have to be to apply?

    A: You need to be 18 years or older.
  • Q: Is the deposit refundable?

    A: Yes Security deposits are refundable.
  • Q: Who needs a cosigner?

    A: Will would require a co-signer if you do not qualify for a property on your own. This is usually the case with college students.
  • Q: You have a property I want to rent. How do I apply?

    A: Go to the tenant's tab and click on Apply online.
  • Q: How do I pay rent?

    A: Once you move in and pay your 1st month's rent with a cashiers check or money order, you will then be billed via Quick books 5 day prior to the first of the month, where you simply click & pay.
  • Q: I want to get a pet. What do I do?

    A: If you did not have a pet at move in, you need to notify us that you are planning on getting one and sign the pet addendum. The process is simple, we just need to approve it first.
  • Q: I want to move out, but my roommate wants to stay. What do I do?

    A: With roommate type leases (usually students). you are obligated to remain for the term of the lease.
  • Q: My lease expiration is coming and I want to move out. What do I do?

    A: It states in our lease that you are required to provide a 60 day notice if you are planing on moving out at the end of the first lease term.
  • Q: Who is responsible for paying for repairs & maintenance requests?

    A: General Maintenance & repair issues would be the responsibility of the Landlord. If the damages were caused by you or your guests then you would be required to pay.
